St Helens Avenue is great for Swansea student lets as it is close to the city centre with its lively mix of bars, clubs and shops while being within easy walking distance of the university.  There is a large Spar shop just down the road with a hot deli counter if you are too tired to cook.  The new leisure centre is within easy walking distance and the beach is virtually on your doorstep.  There are also a wide range of convenience stores, bars and restaurants in nearby Brynymor Road.
